A resident's guide to housing-society rights.
Your core rights as a resident
- Right to records — inspect society accounts, minutes and the member register; AOAs function under registered by-laws, not personal fiat.
- Right to fair elections — office bearers derive authority from lawful elections conducted per by-laws.
- Right to financial transparency — maintenance collections and expenditures must be accounted and auditable.
- Right to safety compliance — fire NOC, lift maintenance and structural safety are statutory, not optional.
- Right against intimidation — use of bouncers or threats against residents can attract FIRs; the DM Ghaziabad has said so on record.
Where to complain
- Deputy Registrar (Societies) — AOA legality, elections, by-law breaches.
- City Magistrate / DM committee — Ghaziabad's committee receives society complaints.
- GDA — builder-linked approvals and Completion Certificate issues.
- Police/ACP — threats, intimidation, harassment.
