• Elected committee with documented election records
• Annual general meeting held and minuted
• Audited annual accounts shared with members
• Maintenance ledger reconciled monthly
• Fire NOC current; drills conducted
• Lift AMC active with service logs
• Completion Certificate status known and disclosed
• Vendor contracts awarded transparently
• Grievance register maintained
• No use of muscle or intimidation against residents
• Statutory filings (society renewal, tax) up to date
